All our contract inspections receive a Regulation 173Inspection Report including photographs, and if approved a Regulation 126Certificate of Compliance (Inspection).
Understanding Mandatory Inspections
Mandatory inspections are required by the building act and specified in the building permit and must be completed at various stages during construction.
These inspections help confirm that the work:
- Matches the approved building permit and plans, meets relevant building regulations and is ready to proceed to the next stage of construction
- Can safely proceed to the next stage of construction
The required inspection stages are determined by the appointed building surveyor and must be completed before work continues.
Typical Mandatory Inspection Stages
While each project is defined by its building permit, most residential building work in Victoria includes inspections at the following stages:
- Footing stage – prior to placing concrete, confirming excavation, depth, and ground conditions
- Slab or reinforcement stage – before pouring reinforced concrete elements where specified
- Frame stage – upon completion of structural framing, prior to covering works
- Final stage – at completion of building work prior to occupancy or final certification
Additional stages may apply depending on the complexity of the project, including fire-resisting construction elements, specific structural components or ancillary outbuildings such as pools and pool safety barriers.
